What Should You Check Before Buying a House in the UK?

Finding a property you love is exciting. But before making an offer, it pays to look beyond the photographs, asking price and number of bedrooms.

Here are some of the most important things to consider.

Before You Buy UK property checklist beside house keys and a coastal home

1. Look closely at the location

The right home in the wrong location can quickly lose its appeal.

Consider transport links, schools where relevant, local amenities, parking, noise, surrounding development and how the area works for your everyday life.

Try visiting at different times of day rather than relying entirely on your first viewing.

2. Understand the property itself

Look beyond decoration.

Consider the property's age and construction, condition of the roof, windows, heating, signs of damp or movement and whether alterations appear to have been made.

A viewing isn't a substitute for an appropriate professional survey, but it can help you identify questions worth investigating.

3. Check the tenure

Understand whether the property is freehold or leasehold.

For leasehold property, important considerations can include the remaining lease term, service charges, ground rent and other obligations associated with the property.

4. Look at energy performance

The property's Energy Performance Certificate can provide useful information about its current energy efficiency and potential improvements.

This may help you think beyond the purchase price and consider some of the ongoing costs of owning the home.

5. Understand what is included

Don't automatically assume everything visible during the viewing forms part of the sale.

Fixtures, fittings, appliances, garden structures and other items should ultimately be made clear during the purchasing process.

6. Consider the asking price in context

An asking price is not necessarily the same thing as a property's underlying value.

Look at comparable properties, condition, location and other relevant information rather than considering the headline price in isolation.

7. Ask questions

If something isn't clear, ask.

Buying a property is a major decision, and understanding what you know — and what you don't yet know — can be just as important as finding the right number of bedrooms.
